Current Market Analysis – Residential Plots in Phase 8

Overview

  • Total listings: 167
  • Ticket size: from 3 crore (small 100–300 sq. yd.) up to 65 crore (4,000 sq. yd. trophy plots).
  • Price per sq. yd.: roughly 93,000 – 500,000 / sq. yd.
  • Typical level: median is about 137,500 / sq. yd. (~1.38 lakh per sq. yd.).

So most “normal” residential plots in November, 2025 are trading around 1.3–1.5 lakh per sq. yd.

1. Size vs price per sq. yd. (smaller = more expensive)

Median price per sq. yd. by size:

  • 100 sq. yd.: ~335,000 / sq. yd.
  • 120 sq. yd.: ~331,000 / sq. yd.
  • 300 sq. yd.: ~142,500 / sq. yd.
  • 500 sq. yd.: ~130,000 / sq. yd.
  • 600 sq. yd.: ~133,000 / sq. yd.
  • 666 sq. yd.: ~120,000 / sq. yd.
  • 1,000 sq. yd.: ~137,500 / sq. yd.
  • 2,000 sq. yd.: ~131,250 / sq. yd.

There’s a mild negative correlation: smaller plots are more expensive per sq. yd. (especially 100–120 sq. yd., which are clearly premium/commercial/staff type locations).

2. What’s “normal” for 500, 1000, 2000 sq. yd.?

Using quartiles (middle 50% of deals):

  • 500 sq. yd. (59 plots)
    • Range: 4.75 – 12 crore
    • Middle 50%: 5.7 – 8.25 crore
    • Median: 6.5 crore (~130k / sq. yd.)
  • 1,000 sq. yd. (51 plots)
    • Range: 9.3 – 22.5 crore
    • Middle 50%: 11.5 – 16.75 crore
    • Median: 13.75 crore (~137.5k / sq. yd.)
  • 2,000 sq. yd. (26 plots)
    • Range: 20 – 46 crore
    • Middle 50%: 23.25 – 34.75 crore
    • Median: 26.25 crore (~131k / sq. yd.)

If you’re sanity-checking a demand:

  • 500 sq. yd. around 6–7 crore is “mid-market” here.
  • 1,000 sq. yd. around 13–15 crore is typical.
  • 2,000 sq. yd. around 25–30 crore sits in the core band (with special locations shooting much higher).

3. Zone premium hierarchy (A, B, C, D, E, Sahil/Ext)

From descriptions, I grouped plots that clearly mention zones:

Median price per sq. yd. by zone:

  • Zone A: ~180,000 / sq. yd.
  • Zone B: ~165,000 / sq. yd.
  • Sahil / Phase 8 Ext: ~142,000 / sq. yd.
  • Zone E: ~135,000 / sq. yd.
  • Zone D: ~117,000 / sq. yd.
  • Zone C: ~105,500 / sq. yd.

So from this dataset, rough value ladder is:

Zone A > Zone B > Sahil/Ext ≈ Zone E > Zone D > Zone C

Zone A and B are clearly commanding a 20–70% premium per sq. yd. vs Zones C/D in this sample.

4. Tiny (100–120) & 300-yard plots carry a big per-yard premium

  • 100 sq. yd. plots: 3–5 crore → ~3.35–5 lakh / sq. yd.
  • 120 sq. yd. plots: ~3.95–3.99 crore → ~3.31 lakh / sq. yd.
  • 300 sq. yd. plots: mostly ~4–4.75 crore, ~1.42 lakh / sq. yd.

These are much higher per-yard than 500/1000/2000 yd residential, which suggests:

  • Many are commercial, peninsula, staff, or builder-focused; and
  • There is a clear small-ticket investor premium (more buyers can afford these tickets, so per-yard is bid up).

5. “Trophy” plots: 3000–4000 sq. yd.

Very limited data but interesting:

  • 3,000 sq. yd. (E Zone, “Heart of Phase 8”): 46.5 crore, ~155k / sq. yd.
  • 4,000 sq. yd. plots:
    • 45 crore112.5k / sq. yd.
    • 65 crore162.5k / sq. yd.

So bigger isn’t always cheaper per yard: one 4,000-yard plot is more expensive per yard than most 500–1,000-yard ordinary plots (pure trophy/location play).

6. Zone A & high-end examples (how high can it go?)

A few eye-catchers:

  • 1,000 sq. yd. Zone A: up to ~21 crore (e.g. luxury 17th Street, Qasim/Romi links), ~210k / sq. yd.
  • 2,000 sq. yd. Zone A/E premium: up to 36–46 crore, ~180k–230k / sq. yd.

So if someone quotes >180k per sq. yd., they’re basically pricing at Zone A / B-quality or very special corners / belts.

7. “Chance deal / urgent / cheap price” – is there a real discount?

Listings on Zameen.com, Graana and other property listing websites explicitly using words like “Chance Deal”, “Urgent Sale”, “Cheep Price” etc.:

  • Their median price per sq. yd. ≈ 132k / sq. yd.
  • Rest of the market’s median ≈ 139k / sq. yd.

So analysis of those listings show “deal” plots seem to be ~5% cheaper per sq. yd. on average – not massive, but it is a visible discount.

8. West open / corner / D-cutting / beach street – numerically

Because all of these factors overlap with zones & streets, premiums are subtle in raw numbers:

  • West open (500 sq. yd.):
    • West open median ≈ 131k / sq. yd.
    • Non-specified ≈ 130k / sq. yd.

So the numeric premium is very small in this dataset – likely already baked into zone/street pricing.

  • Corner plots (all sizes): median ≈ 125k / sq. yd. – slightly discounted, probably because some are less ideal internal corners.
  • Beach Street appears a lot in descriptions; many of the lowest 1000-yard prices (e.g. ~9.3 crore in Zone C) and some of the highest (Zone A/E) are both on Beach Streets – so street name alone isn’t enough; the zone + belt (1st, 2nd, 3rd) and khayaban link matter.

9. How to make your buying/selling decision in November 2025 and beyond

If you’re buying:

  • For 500 sq. yd. in Zone C/D/E, anything significantly below 6 crore could be considered a “chance / under-market” band, provided it’s not compromised (dead end, noisy, non-preferred street).
  • For 1,000 sq. yd., offers around 11–12 crore in C/D and 13–15 crore in E look in the fair to slightly attractive band; <11 crore in a decent zone likely deserves quick due diligence.
  • For 2,000 sq. yd., 23–27 crore is the central band; below 23 (for a proper residential, not some compromised location) looks interesting.

If you’re selling:

  • Benchmark your demand by zone + size:
    • Zone A/B: you can justify a clear per-yard premium vs Zone C/D (20–40% in many cases).
    • Sahil / Ext vs main Phase 8: Sahil/Ext is closer to E-zone pricing than D/C.
  • Watch the “tiny plot” premium: 100–120–300 yd plots support much higher per-yard asking prices because they’re affordable tickets and often commercial/builder-grade.
